Big Balcony, big courtyard, plenty of parking, good furnishing.

We are moving from our villa, which is down a small alley off Norodom Blvd, near BKK Market. It has 3 bedrooms (2 big doubles w/ensuite, 1 single which we currently use as a music room/office), 3 bathrooms, 2 living rooms, 1 dining room, a big balcony, and a courtyard with enough room for plenty of off-street parking. There are plenty of pot plants and a bit of a garden to keep it nice and green too. Security is good, with a Western couple next door who are happy to keep an eye on the place if you go away.

It is very well located, with ISPP a 5 minute walk away, and BKK a 2-3 minute moto ride.

The villa is a mixture of Khmer and Western style. All bathrooms (the 2 ensuites are fairly big) have hot water, and the two main bedrooms have a/c, as does the downstairs living room. The kitchen is also a good size.

Furnishings include a gas cooker, a HUGE 2 door fridge with ice-maker, a big LCD TV, 2 beds (more available from the landlord), and plenty of chairs, shelves, tables etc. Also included is a 6 seater dining table with chairs, and plenty of glasses/bowls etc.

We have lived there for 6 months and are moving because we cannot fit one of our vehicles in the courtyard (this is to do with access from the small alleyway, not the size of the courtyard. We also have a Mini which fits in easily).

The landlord wants someone to take over our lease for a minimum of 1 year, with 2 months deposit (which is used as you last 2 months rent, so no issues with getting this back) and 1 month's rent up-front.

The only catch is that we need to find someone to take over the lease by October 1st, as that is when we need to move into our new house.
